Investment Trusts System for City Regeneration & Ending Slums
Clients are the shanty and slum dwellers in urban centers, preferably city core areas. The land they occupy is preferably either their own or belonging to a State or Semi State or Community entity. The intermediate clients are the landowners and the planning authority and the power holders of State who may be able to otherwise adversely impact on the scheme. The end result is that the former slum and shanty dwellers will be moved to moder housing of their own choice and "bought" by their economic rights. They will financial assets in the new regenerated area. It is an innovation and why Ashoka gave me an award of Fellowship. It is philosophically and practically the anti-thesis of the World Bank and Donor Community methodology of poverty alleviation and of "upgrading" of low income or slum neighborhoods.

Innovation
Description of your products or services:
Description of the operational model:
The operational model is the normal methodology of stock market operation. It is a stock exchange transaction that I create. It requires a lot of work to get to the tip of this particular iceberg. the method is by way of a rather different sort of Real Estate Investment Trusts. it has to be called something else where such nomenclature is regulated by law into a strictly defined item as in the USA.
Impact
Description of the financial model:
Anyone can join, but it starts off with the persons dwelling in a slum or shanty area. I do not investigate their income which may be high or low. I investigate their environs, which must generally be of improvable character as in the case of a rotten slum or run down tenement or shaty. The persons join the scheme voluntarily and sign up to exchange their housing (in the next project under construction also place in their livelihoods). The project yields a net profit for the State, Landowners and dwellers (livelihood worekers). It requires financing through the construction and planning phases. There is no issue of fees.
Client fees represent this approximate percentage of operational budget:
0%
Key operational partnership:
The project starts with a partnership contract between the dwellers and the body doing the project and also partnerships with the landowners and the Authorities.
Current outreach:
We are at the Mature stage. I am not sure whether the above box is correctly filled. I have completed the project in Colombo, Sri Lanka where a complete cycle was done and the mechanism handed over to the Authorities for further replication which is regularly declared but so far caught up in greed. A sewcond project is being started in Varanasi UP India that is at start up stage. I am talking with Ashoka Fellow in Recife Brazil for a further project I am talking with a consultant to the Authority in Tanzania for a possible exploration but this is quite a far outreach.
How many clients have benefited from your product/service in total? Over the last year?:
over 4,000 persons moved into the new apartments in the Colombo Project.
What percentage of your clients is below the poverty line ($2 per day)?
0% My definition of poverty is not by income but by life. I have no idea of income as these slums are largely populated by the persons and victims of a netherworld where incomes may be high or low. All clients are in the inner city slum and shanty category.
What is the order of magnitude of the potential demand for your products or services? Which other low-income groups, countries or regions could benefit from it? Try to quantify (number of clients, market size in currency).
Millions of persons. Billions of Dollars. I am interested in a Revolution.
Scale-up strategy:
How many low-income individuals do you plan to benefit in three years from now? How are you planning to scale up or replicate your solution? What are the major constraints to scale up?
Scale up is described above.(7 first question) Major constraint is convincing people. major help would be technical support in building/ architecture by firms at the front line willing to make open their technology.
Which specific areas - and why - in your field would benefit most from investment by corporations, foundations, and other investors:
Investors get a return on Stock Exchange principles. Others also get normal market opportunities. No favors to persons who pal up with me.
