What makes your innovation unique?

In Accra the urban poor live in such homes in poor environment on undeveloped plots of land often with no toilet or kitchen facilities. They have no housing security as they have to vacate the plot they occupy without adequate notice when the plot owner wants to commence construction work.
The innovation is in:The housing need of the urban poor is being addressed. The building is structured to take care of gender needsas thre is an inner room for privacy needs.There is the touch of beauty and decency given to the homes in the construction and the beautiful landscaping of the environment, provision of electricity. There is housing security since the land is taken on long lease of twenty years and the responsibility for maintenance of building is taken off the tenants. Tenants pay rent quarterly as opposed to one or two year advance payment taken by conventional landlords

This is an innovation at the design stage. Only the land has been obtained.The project proposes incremental scale up from the proceeds of completed projects and should house 500 urban poor families in one year.

Problem: Describe the primary problem(s) that your innovation is addressing

Poor living conditions and housing insecurity in Accra Ghana. Alongside the beauty and the opulence is the squalor of the undeveloped plots and uncompleted buildings which are the homes of many.The dwellers of the uncompleted buildings are exposed to the vagaries of the weather.They are often illegal occupants and it is always a sad sight when sacked occupants take their wooden homes in trucks in search of another available location to perch on. The devastating effects of these constant migrations on the women and children are best left to the imagination. The cxhildren's schooling is affected, so is the economic activities of the women as all these take place around their dwelling places.

Actions: Describe the steps that you are taking to make your innovation a success. Include a description of the business model. What might prevent that success?

The first piece of land has been obtained and the design given to the construction workers.The proposed house rent is GHC10 (7.1USD) monthly to be collected quarterly.
Non-availability of funds to proceed is a serious threat to this project. However advocacy efforts are being made to get economically buoyant people to donate generously towards this project.Once the first set is completed resources generated from rent and the mini mart will be plowed back to develop the next phase of the project.

Annual lease is GHC 1,200
Rent from 16 units for 12months @GHC10monthly=1,920
Monthly revenue from minimart 100x12= 1,200
Rent and revenue from sales for 3 years= GHC3,120x3years=9,360
Lease for 3 years is GHC 3,600
In three years money for the construction and the land lease and maintenance is recovered and subsequent years money realised will be for maitenance and scaling up. 2nd and 3rd year money from external source will be plowed in for sustainance

It is my idea. I am concerned about people's well being. I have been in development work for more than 2 decadesw orking with both rural and urban poor for holistic development.
