About Project

Problem: What problem is this project trying to address?

Government Programs are within property owners reach but require some expertise and due diligence that not every home owner has the time, energy or understanding to implement. It is partly education, awareness or time constraints. Living in the country gives land owners a sense "having that little piece of paradise" but they don't see the trees as the forest sometimes gets in the way.

Solution: What is the proposed solution? Please be specific!

We at ICLpm have completed the process, maximized incentives that can decrease or eliminate your tax bill for minimal cost. If your property qualifies you can be eligible for tax incentives from 75% to 100% deduction. Managing forests and promoting the health of wetlands and wildlife can be considered as a passive income. As more and more people seek the "rural" lifestyle closer to urban centres, protected areas need to be shored up by environmentally conscious land owners. Let's make it easier by informing and helping in this process and all become Stewards of our beautiful country. Have the City plant a tree for free!
Impact: How does it Work

Let's consider one of our successful ventures; a property zoned Residential Agricultural in the City of Hamilton. 25 acres of Residential, meadows, forest and wetlands. Beautiful secluded property within commuting distance from Toronto/Hamilton/Kitchener-Waterloo. "A cottage within the City". Taxes on the property $6,000/year with a growing list of "To Do's" to maintain trails and the health of the land. Obviously the owner wants to live in a globally sustainable way and practice green living. How do they make the biggest impact considering they daily trek to their day jobs? How do they minimize their carbon footprint when the need to commute to get to work? What are their options to minimize this impact of their daily lives?

Conservation Land Tax Incentive Program (CLTIP) will assess your wetlands and determine the qualified acreage. This equates to 100% Tax deduction and the above property qualified for 6 acres. (this requires an annual renewal) but no fee. The Managed Forestry Tax Incentive Program (MFTIP) requires a professional arborist to evaluate the property for a one time fee, the forest plan is developed ie trail maintenance/tree felling/evasive species removal and is a 20 year plan with a 75% tax deduction. New tax assessment = $1,800/year and a protected property with a healthy forest plan for future sustainability. That's an incredible $ 4,200/yr or $84,000 in the life of the plan for 1 property. We are currently maintaining 2 properties that are of similar impacts. Just 10 similar properties would equal a large farm or an additional 250 acres of managed forestry or wetlands in Ontario.

Spread Strategies: Moving forward, what are the main strategies for scaling impact?

The full impact of this service is by increasing the sustainable land form areas to include residential properties and the re-establishing the health of our land through Land Owner Stewardship that are zoned agricultural but cannot be used for agricultural purposes. Awareness is the key to making substantial and sustainable changes and provide opportunities for home owners to access real environmental impacts. Chis Hadfield said that "we do not realize how vast our world is until we see it from space, with great spans of blackness at night" Let's stop the light pollution!

Financial Sustainability Plan: What is this solution’s plan to ensure financial sustainability?

This plan requires the consultant fees to initiate and manage the process. Each property requires approx. $2,000 to complete the process. Once the plans are in place, a maintenance fee will be required. It is anticipated that at that time collaborative joint ventures with agricultural schools and government programs would be initiated. The updates to the plan are required every 5 years. ie meters of trails, felling operations, recreational.

Marketplace: Who else is addressing the problem outlined here? How does the proposed project differ from these approaches?

Consulting firms including Conservation authorities are completing the initial assessment but very few firms are assessing all of the programs from various government agencies and completing the maintenance of the program. Records of the implementation are currently being managed by the home owner but a comprehensive Project service for feasibility, initiation, execution and monitoring and controlling the process is not readily available.

Founding Story

Project Management and Environmental Sustainability is in my veins. I currently work on larger Project Management services for re-purposing existing buildings including heritage buildings. My clientele are predominately government agencies. The aha moment for me was buying the two properties I am referring to in this plan and implementing the process. I realized that it was much easier than anticipated and is sustainable as a passive income. All administration and plan portfolio updates are completed by myself. Now I want to educate land owners that this is a feasible project and at the same time work on what is a passion of mine...green living and breathing and giving back to this world and my community.


My husband....he loves to fell trees and build trails and especially make maple syrup. (all part of the managed forestry plan) This work for two properties is a part-time endeavor and is restricted to certain parts of the year...Maple Syrup in March and tree felling in fall/winter. Our resource: For future properties; trail certification programs, conservation and arborist programs at local colleges require practical experience.
